Flat Roof Repair, Coating or Replacement? (Commercial Roofs in Southeast Texas)

Short answerRepair a flat roof when damage is limited to a few seams, punctures or flashing points. A restoration coating can extend a roof whose membrane is mostly sound and dry underneath. Replace it, often with TPO, when the insulation below is saturated, leaks are widespread, or the membrane has reached the end of its life. A core sample or infrared moisture scan tells you which situation you're in.

Start with a moisture survey

Wet insulation under a membrane can't be coated over; it has to be replaced. An infrared scan at dusk or core cuts show how much of the roof is wet, which is the single biggest factor in the decision.

Repair

Seam failures, punctures from foot traffic or hail, and failed flashing at walls, curbs and drains can be patched when the rest of the roof is sound. See flat roof repair.

Restoration coating

Silicone or acrylic coatings over a sound, dry roof can add years of service and reflect heat, which matters in Gulf Coast summers. Ponding water areas should be corrected or evaluated first. See roof coatings.

Replacement
