Roof replacement
Roof replacement in the Golden Triangle
A roof replacement tears the old roof down to the decking, replaces any rotten boards, and installs new underlayment, flashing, ventilation and shingles or metal panels. In Southeast Texas it should be built to the Texas windstorm code — required for a WPI-8 certificate if you're insured through TWIA.
- Typical time
- One to two days for most homes, plus permit and windstorm inspections.
- Repair or replace
- Replace when the roof is near the end of its life or damage is widespread.
Most Golden Triangle homes are one-story with asphalt shingles. Between tropical storms, 100-plus days a year of heat and constant humidity, shingle roofs here often need replacing sooner than the 25–30 years printed on the bundle.
The details matter more than the shingle brand: sealed decking, high-wind nailing patterns, drip edge, correct attic ventilation, and new flashing instead of reused. Those are what keep a roof on during the next hurricane.

The work
What the roofer does
- 1
Inspection and measurements
Roof measured, decking and ventilation checked, and options priced in writing.
- 2
Permit
The contractor pulls the city or county permit. In Jefferson and Chambers counties, a TDI windstorm inspection is scheduled.
- 3
Tear-off and dry-in
Old roof removed, rotten decking replaced, then underlayment installed the same day so the house is never open to rain.
- 4
Install and inspect
Flashing, vents and shingles or metal installed to code, then final inspection, cleanup and warranty paperwork.
What moves the price of roof replacement
Priced per roofing square (100 sq ft) and driven by material, tear-off, decking, pitch and code requirements.
- Roof size in squares (100 sq ft each)
- Material: architectural shingle, impact-rated shingle or metal
- Number of layers to tear off
- Decking replacement
- Pitch, stories and complexity (valleys, dormers)
- Windstorm-code requirements and permit fees
Roof Replacement: common questions
How long does a roof replacement take?
Most single-family homes are torn off and re-roofed in one to two days. Larger or steeper roofs, metal roofs and jobs needing a lot of decking can take several days, plus time for the windstorm inspection.
Do I need a permit to replace my roof in Beaumont?
Yes. Beaumont, Port Arthur, Orange, Nederland and most cities in the area require a roofing permit. Your contractor should pull it — be wary of anyone who says it isn't needed.
What is a WPI-8 certificate?
A WPI-8 is the Texas Department of Insurance certificate showing work was built to the windstorm code. In the TWIA coverage area — which includes Jefferson and Chambers counties — you need it to get or keep windstorm insurance on a new roof.
